The Zoning Board of Adjustment of Farmers Branch, Texas will conduct a public hearing at 6:00 p.m., on Thursday, August 27, 2026, in the Council Chambers at City Hall, located at 13000 William Dodson Parkway, Farmers Branch, Texas. Consideration will be given to the following:
Sign World Inc., owner of Lot 1, Block 1 of Makhani at LBJ Freeway, more commonly known as 2877 LBJ Freeway, located in the Local Retail District-1 (LR-1), is requesting a variance to reduce the required 25-foot front yard setback by 10 feet, resulting in a proposed 15-foot front yard setback. The Comprehensive Zoning Ordinance, Article 3.3.18, requires a minimum 25-foot front yard setback on property zoned Local Retail District-1 (LR-1).
The Zoning Board of Adjustment encourages all property owners to make their desires known by either attending the public hearing or submitting written comments to the Zoning Board of Adjustment. Written correspondence may be submitted to Brett Mangum, AICP, Lead Planner, by mail at 13000 William Dodson Parkway, Farmers Branch, Texas 75234, or by email at askplanning@farmersbranchtx.gov. All correspondence must be received by August 26, 2026, by noon, to be addressed at the public hearing.

According to the definition of Significant Non-Compliance as prescribed by the Environmental Protection Agency General Pretreatment Regulations 40 CFR 403.8(f) (2)(vii), A93 Nutritional Labs, LLC was determined to be in Significant Non-Compliance (SNC) of their permit to discharge industrial wastewater into the City of Richardson Sewer System and to the NTMWD Rowlett Creek Regional Wastewater Treatment Plant (RWWTP) during the period from May 1, 2025 through April 30, 2026.
A93 Nutritional Labs, LLC was determined to be in SNC of its Industrial Users Permit for submitting reports greater than thirty days late. The excursions did not appear to adversely affect the NTMWD Rowlett Creek RWWTP.
