PUBLIC NOTICE OF SEALED BID FOR SALE OF REAL PROPERTY Pursuant to Section 272.001 of the Texas Local Government Code, the Board of Managers for ACADEMY OF DALLAS, appointed by the Texas Education Agency, is accepting sealed bids for the purchase of the following real property (the "Property") as described in this Notice of Sealed Bid: The Property, representing 4.31 acres, is located at Block 5973 of Wynnewood 2nd Installation, 6th Section, also known as 2324 South Vernon Avenue, Dallas, Texas. This Notice does not commit the Board of Managers to execute a bill of sale for the property. The sale of the Property will only be awarded at the discretion of the Board of Managers in its determination of the best value to the charter school and state by submitting a bid in accordance with the terms outlined within Bid Number CCF2026-01 available at Charter School Closures | Texas Education Agency The successful bid amount shall be firm, binding, and non-negotiable. Selection of a bid shall not create any right to renegotiate price or terms. Any attempt by the successful bidder to renegotiate the purchase price or material terms afterward may, at the sole discretion of the Board of Managers, result in rejection of the bid award to another bidder or re-solicitation of bids. The Board of Managers reserves the right to waive, delete, or amend any of the requirements connected with this bid. A contract for the sale of the Property will be negotiated after the successful bidder is selected. The resulting contract must be approved by the Board of Managers and the Texas Education Agency. The property is being sold AS IS, WHERE IS, WITH ALL FAULTS, without representations or warranties, express or implied, as to the condition, suitability, title, or fitness of the Property for any particular purpose. By submitting a bid, the bidder acknowledges that it has had adequate opportunity to inspect and evaluate the Property and accepts it in its existing condition. The successful bidder will be responsible for all costs associated with the transaction, including title examination costs, owner's and lender's title insurance policies, escrow fees, recording fees, survey costs, transfer fees, attorney's fees, and all other closing costs and expenses incurred in connection with the purchase and sale of this property.
