NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN THAT a public hearing will be conducted by the Board of Directors of University Hills Municipal Management District on May 18, 2026 at 12:00 p.m. at 1800 Valley View Lane, Suite 400, Farmers Branch, Texas 75234. The public hearing will be held to consider proposed updates to public improvements benefitting Improvement Area #1A, Improvement Area #1B, Improvement Area #1C and the Major Improvement Area of University Hills Municipal Management District (the "District"), pursuant to the provisions of Chapter 3947, Texas Special District Local Laws Code (the "District Legislation"), and Chapter 372 and 375 of the Texas Local Government Code, as amended.
General Nature of the Improvement Area #1A Projects: The general nature of the proposed public improvements that are necessary for the development of the property within Improvement Area #1A of the District will include: landscaping, entryway features, water and wastewater improvements, sanitary sewer improvements, sidewalks, streets, roadways, off-street parking, drainage system improvements, trails, parks and open space; special supplemental services for the improvement and promotion of the District, and any other improvements authorized by the District Legislation; and payment of expenses incurred in the establishment, administration, and operation of the District (the "Improvement Area #1A Projects"). The Improvement Area #1A Projects include certain "Additional Major Improvements" and "Additional Improvement Area #1A Improvements" benefitting Improvement Area #1A.
The estimated total cost of the Improvement Area #1A Projects, including financing costs, is $24,830,659.
General Nature of the Improvement Area #1B Projects: The general nature of the proposed public improvements that are necessary for the development of the property within Improvement Area #1B of the District will include: landscaping, entryway features, water and wastewater improvements, sanitary sewer improvements, sidewalks, streets, roadways, off-street parking, drainage system improvements, trails, parks and open space; special supplemental services for the improvement and promotion of the District, and any other improvements authorized by the District Legislation; and payment of expenses incurred in the establishment, administration, and operation of the District (the "Improvement Area #1B Projects"). The Improvement Area #1B Projects include certain "Additional Major Improvements" and "Additional Zone B Improvements" benefitting Improvement Area #1B.
The estimated total cost of the Improvement Area #1B Projects, including financing costs, is $9,076,434.
General Nature of the Improvement Area #1C Projects: The general nature of the proposed public improvements that are necessary for the development of the property within Improvement Area #1C of the District will include: landscaping, entryway features, water and wastewater improvements, sanitary sewer improvements, sidewalks, streets, roadways, off-street parking, drainage system improvements, trails, parks and open space; special supplemental services for the improvement and promotion of the District, and any other improvements authorized by the District Legislation; and payment of expenses incurred in the establishment, administration, and operation of the District (the "Improvement Area #1C Projects"). The Improvement Area #1C Projects include certain "Additional Major Improvements" benefitting Improvement Area #1C.
The estimated total cost of the Improvement Area #1C Projects, including financing costs, is $7,260,003.
General Nature of the Major Improvement Area Projects: The general nature of the proposed public improvements that are necessary for the development of the property within the Major Improvement Area of the District will include: landscaping, entryway features, water and wastewater improvements, sanitary sewer improvements, sidewalks, streets, roadways, off-street parking, drainage system improvements, trails, parks and open space; special supplemental services for the improvement and promotion of the District, and any other improvements authorized by the District Legislation; and payment of expenses incurred in the establishment, administration, and operation of the District (the "Major Improvement Area Projects"). The Major Improvement Area Projects include certain "Additional Major Improvements" and "Additional Zone B Improvements" benefitting the Major Improvement Area.
The estimated total cost of the Major Improvement Area Projects, including financing costs, is $21,256,797.
The boundaries of the District include approximately 273.068 acres of land generally along Lancaster Road/TX-342, south of Camp Wisdom Road and north of Interstate Highway 20 in the City of Dallas, Dallas County, Texas, as more particularly described by a metes and bounds description available at the offices of Winstead PC, c/o Ross Martin, Winstead PC, 2728 N. Harwood Street, Suite 500, Dallas, Texas 75201 and available for public inspection. The boundaries of Improvement Area #1A include approximately 120.77 acres within the District, the boundaries of Improvement Area #1B include approximately 20.268 acres within the District, the boundaries of Improvement Area #1C include approximately 39.193 acres within the District, and the boundaries of the Major Improvement Area include approximately 86.677 acres within the District.
All written or oral objections to the proposed updates to the public improvements benefitting the District will be considered at the public hearing. The special assessments levied for the costs of the public improvements are not proposed to change or increase as a result of these changes to costs or cost categories.

assessments levied for Improvement Area #1A Projects against each parcel in\
Improvement Area #1A of the District, (ii) Improvement Area #1B Assessment Roll,
which includes the assessments levied for Improvement Area #1B Projects against each
parcel in Improvement Area #1B of the District, (iii) Improvement Area #1C Assessment
Roll, which includes the assessments levied for Improvement Area #1C Projects against
each parcel in Improvement Area #1C of the District, and (iv) Major Improvement Area
Assessment Roll, which includes the assessments levied for Major Improvement Area
Projects against each parcel in the Major Improvement Area of the District is
available for public inspection at the offices of the attorney for the District, Winstead PC,
