The nature of said suit being: TRESPASS TO TRY TITLE
(Goldline Investments, LLC ("Goldline") filed its Third-Party Petition Against Bruce Roach in which it asserts claims for breach of warranty of title and breach of covenant of seisin and seeks actual, compensatory, and consequential damages, attorneys' fees, costs, expenses, and pre- and post-judgment interest at the maximum permissible rate. Goldline alleges on or about April 28, 2022, Bruce Roach executed a General Warranty Deed (the "Warranty Deed") conveying Goldline title to real property located 834 West French Place, San Antonio, Bexar County, Texas 78212 ("Property"). In the Warranty Deed, Bruch Roach affirmed he would "warrant and forever defend all and singular the Property to [Goldline] and [Goldline's] heirs, executors, administrators, successors, and assigns against every person whomsoever lawfully claiming or to claim the same, or any part thereof . . . ." On or about April 29, 2022, Goldline executed a Special Warranty Deed with Vendor's Lien conveying title to the Property to LD Holdings, LLC. On April 28, 2025, Plaintiff Calvin L. Roach initiated the lawsuit alleging Roach lacked authority to convey the Property to Goldline, which subsequently conveyed the Property to LD Holdings, LLC.)
